The objective of a pre-purchase inspection is to prevent major problems from developing within the building before the buyer takes possession. Ask your real estate agent or pest control inspector if you can take the samples to the Better Business Bureau to see if they will be marked as having been positive for termites. Doing this on your own may not be sufficient because the pest control company will typically ask for the samples to be taken privately, at their expense.
It is important to note that pest inspectors are not property managers and cannot make any changes to your lease, nor can they sell your home without written consent from your real estate agent. In addition, they cannot require you to obtain a building permit before or after they inspect the home for termites. You should never have to pay a single penny to the pest and building inspection company. In most states, it is illegal for an inspector to charge you for an initial inspection or for work they have done if they did not charge you for the services.
